Cambodia's property market attracts both local and international buyers, but ownership can be complicated — especially for foreign nationals, who are generally restricted from holding land directly. Informal nominee arrangements fill the gap for many people. They also carry real legal risk.
A property trust is the proper solution. Under Cambodia's Law on Trust (2019), Lion Trust holds legal title to your property as a licensed trustee. You keep all the beneficial rights — use, rental income, sale proceeds. Everything is documented in a signed, registered Trust Deed.

Step 01

Step 02
Third-party legal review of title, zoning and encumbrances. Process stops if the report raises serious issues.
Step 03
SPA prepared and terms negotiated. Full purchase price held in Lion Trust's trust account before any seller payment.
Step 04
Drafted, reviewed and signed by the trustor and Individual Trustee. Defines all parties, rights, purpose and duration.
Step 05
Payment released from trust account per the SPA. Legal title transferred to Lion Trust on the date in the deed.
Step 06
Stamp duty paid. Transfer completed with the Cadastral Department. Written confirmation issued to the trustor.
Step 07
Forms A1 & A2 submitted to Cambodia's Trust Regulator within the three-month legal window. Trust legally registered.
